Revenue mix: royalties are the core fee, not most of the revenue

Summary: Royalties are the main continuing fee across the sample, but they are rarely most of a public franchisor’s revenue. The median company booked 23.5% of total revenue on its royalty line in the latest fiscal year. The rest came from rent, advertising funds, supply chain and product sales to franchisees, and company-operated units.

McDonald’s earned $10,442.0 million in rent from franchisees in fiscal 2025, 38.8% of its $26,885.0 million total, against $6,018.0 million in royalties (McDonald’s FY2025 10-K). McDonald’s describes conventional franchisees as paying rent and royalties based upon a percent of sales, with minimum rent payments.

Domino’s Pizza booked 60.5% of fiscal 2025 revenue from supply chain sales and 20.6% from U.S. and international royalties and fees (Domino’s Pizza FY2025 10-K). Papa John’s showed the same pattern: 49.7% of revenue came from commissary and other sales, 9.3% from royalties and fees (Papa John’s FY2025 10-K).

Hotel franchisors gross up cost reimbursements. Marriott reported $19,204.0 million of cost reimbursement revenue in fiscal 2025, 73.3% of total revenue, while franchise fees were $3,325.0 million (Marriott International FY2025 10-K). Hilton’s reimbursements were 58.9% of revenue (Hilton Worldwide FY2025 10-K). Marriott describes these as reimbursements of costs it incurred on hotel owners’ behalf, so they inflate revenue without being a fee.

In 8 of the 26 companies, company-operated sales were the largest single revenue line, including Wendy’s (42.1%), Planet Fitness (41.2%), Valvoline (94.5%) and H&R Block (92.9%). Revenue mix therefore says as much about how many units a franchisor still runs as about its franchise terms.

Royalties vs initial franchise fees

Summary: Initial franchise fees are small next to royalties at every company that reports both lines.

Among the 16 companies with separate royalty and fee lines, the median company’s initial and other franchise fees were 8.2% of royalties plus those fees. McDonald’s recorded $88.0 million of initial fees against $6,018.0 million of royalties in fiscal 2025 (McDonald’s FY2025 10-K). Wingstop recorded $6.5 million of franchise fees against $292.5 million of royalty revenue (Wingstop FY2025 10-K).

The highest fee shares come from companies whose fee line holds recurring charges. Xponential Fitness’s other franchise fees ($62.6 million) include territory, technology and training fees (Xponential Fitness FY2025 10-K); RE/MAX’s ($105.9 million) are annual dues, broker fees and franchise sales (RE/MAX Holdings FY2025 10-K). Choice Hotels’ figure ($192.0 million) is franchise and management fees other than royalties (Choice Hotels FY2025 10-K).

Accounting also keeps the initial fee line small. Restaurant Brands International states that initial and renewal franchise fees are recognized straight-line over the term of the agreement, so a fee collected at signing is spread across the license term (Restaurant Brands International FY2025 10-K). The FASB practical expedient for pre-opening services in ASU 2021-02 (January 2021) is available only to franchisors that are not public business entities.

Royalty revenue per franchised unit by sector

Summary: Royalty revenue per franchised unit spans more than an order of magnitude across companies, and the size of the unit explains much of it.

Across the 26 companies, the royalty line divided by franchised units at fiscal year end ran from $13.1 thousand at RE/MAX Holdings (per office) to $435.0 thousand at Marriott International (per property), a 33.1x spread. Among restaurant companies that report royalties on their own line, the median was $81.0 thousand per franchised restaurant.

Sector medians differ less than individual companies: $68.5 thousand for 12 restaurant franchisors, $202.9 thousand for 4 hotel franchisors, $42.0 thousand for 5 fitness and personal service franchisors and $59.1 thousand for 5 other service and retail franchisors.

Hotel lines include licensing fees: Marriott said the increase in its franchise fees primarily reflected higher co-branded credit card and other brand-related fees (Marriott International FY2025 10-K). Read the hotel figures as fee revenue per affiliated property, not as a pure royalty. For fee rates that franchisees pay under their FDDs, see our franchise royalty rates report.

Asset-light models: how franchised are public franchisors?

Summary: Most public franchisors in the sample run fewer than one unit in ten themselves, but the share is not rising everywhere.

The median franchised share of units was 93.5% across 24 companies with a computable split, and 16 of the 24 were at least 90% franchised. Winmark states that it does not own or operate any corporate stores (Winmark FY2025 10-K). At the other end, H&R Block reported 6,802 company-owned and 1,814 franchise offices, a 21.1% franchised share (H&R Block FY2026 10-K), and Valvoline’s franchised share was 53.4% (Valvoline FY2025 10-K).

Hotel franchisors also manage hotels for owners. Marriott’s 9,805 properties at the end of 2025 included 7,644 franchised, licensed and other properties, 1,966 managed and 51 owned or leased (Marriott International FY2025 10-K).

Refranchising: four fiscal years of unit mix

Summary: Between the 10-K four fiscal years earlier and the latest 10-K, franchised share rose at 10 companies, fell at 8 and was flat at 4.

Refranchising, selling company units to franchisees, shows up in the filings: Papa John’s refranchised 85 North American restaurants in fiscal 2025 (Papa John’s FY2025 10-K); Yum! Brands reported 23 restaurants refranchised in 2025 (Yum! Brands FY2025 10-K); Planet Fitness refranchised 8 clubs (Planet Fitness FY2025 10-K). The Joint Corp. reports its corporate clinics as discontinued operations held for sale and states a plan to refranchise or sell its full portfolio of company-owned or managed clinics (The Joint Corp. FY2025 10-K).

Several of the largest drops followed acquisitions. Restaurant Brands International’s company restaurant sites went from 134 at the end of 2021 to 2,380 at the end of 2025, after acquisitions that included Carrols Restaurant Group on May 16, 2024; on January 30, 2026, after that year end, it closed a Burger King China joint venture in which a CPE fund owns approximately 83% (Restaurant Brands International FY2025 10-K). H&R Block said lower U.S. royalties were primarily driven by franchise acquisitions (H&R Block FY2026 10-K), and Regis’s FY2026 10-K refers to its Alline Acquisition (Regis Corporation FY2026 10-K). Jack in the Box’s base year predates its March 8, 2022 acquisition of Del Taco, so its change mixes two brands (Jack in the Box (incl. Del Taco) FY2025 10-K).

Franchisors refranchise to collect a royalty instead of running the unit. Yum! Brands states that its franchisees supply capital by purchasing or leasing the land, building, equipment and supplies (Yum! Brands FY2025 10-K). Implied royalty rates vs stated rates

Summary: Where companies disclose franchisee sales, royalty revenue divided by those sales lands close to the stated royalty rate.

Planet Fitness collected 6.69% of franchisee-owned club sales as royalties in fiscal 2025, against a current rate of 7% and a reported average of 6.7% (Planet Fitness FY2025 10-K). Jack in the Box (including Del Taco) collected 4.93% against a 5.0% standard rate (Jack in the Box (incl. Del Taco) FY2025 10-K). Xponential Fitness collected 7.45% of system-wide sales; its agreements set 7% to 8% and it says it receives about 7% (Xponential Fitness FY2025 10-K).

Dine Brands’ 3.97% sits between Applebee’s 4% and IHOP’s 4.5% standard rates (Dine Brands FY2025 10-K). McDonald’s royalties were 4.64% of franchised sales, before rent (McDonald’s FY2025 10-K). Choice Hotels reported a 5.14% average U.S. royalty rate for 2025 (Choice Hotels FY2025 10-K); Wyndham reported 4.76% for the United States (Wyndham Hotels & Resorts FY2025 10-K).

Implied rates fall below stated rates when franchisees pay older, lower contract rates (about 63% of Planet Fitness clubs paid the current rate at the end of 2025), receive incentives (Domino’s says it collects lower rates in certain instances), or when the sales base includes items that carry no royalty (Planet Fitness FY2025 10-K; Domino’s Pizza FY2025 10-K). European Wax Center charges 6.0% of sales net of retail products, so its 5.53% on all system sales is expected to be lower (European Wax Center FY2025 10-K).

How concentrated is royalty revenue?

Summary: A few very large systems hold most of the royalty dollars in the public sample.

The 26 royalty lines summed to $22,411.9 million for the latest fiscal years. McDonald’s alone held 26.9%, and the five largest (McDonald’s, Yum! Brands, Marriott, Hilton and Restaurant Brands International) held 78.4%. Three of those five report royalty lines that include fees, rent or licensing income, so the share partly reflects what each company puts in the line.

Original analysis: how we calculated it

1. Royalty revenue per franchised unit, by company and sector median

Formula
royalty line ($M) x 1000 / franchised units at fiscal year end; median by sector group
Inputs
F-{TIC}-royalty, F-{TIC}-fr (hotels: F-WH-units_total; Choice: derived franchised count); D-RPU-*, D-MED-*
Result
Restaurants $68.5 thousand (n=12); hotels $202.9 thousand (n=4); fitness and personal services $42.0 thousand (n=5); other services and retail $59.1 thousand (n=5). Company range $13.1 thousand to $435.0 thousand.
Limitations
Royalty lines differ in what they include; unit sizes differ by sector; year-end, not average, unit counts.

2. Revenue mix by source

Formula
each revenue line / total revenue x 100; other = total minus named lines
Inputs
F-{TIC}-total, -royalty, -fees, -passthru, -rent, -company; D-MIX-*
Result
Median royalty share 23.5%; royalty line under half of revenue at 24 of 26; company-operated sales the largest line at 8 of 26.
Limitations
Category assignment from filing labels; pass-through funds inflate totals at hotel and some restaurant franchisors.

3. Franchised share of units and four-year change

Formula
franchised / (franchised + company-operated) x 100 (hotels: over all properties); change = latest minus base
Inputs
F-{TIC}-fr, F-{TIC}-co, B-{TIC}-fr, B-{TIC}-co; D-SHARE-*, D-SHARECHG-*
Result
Median share 93.5% (n=24). Share rose at 10, fell at 8, flat at 4 of 22.
Limitations
Acquisitions (Carrols, Del Taco, Alline) and recasts move shares; four companies lack a comparable split.

4. Implied effective royalty rate vs stated rate

Formula
royalty line / franchised sales x 100 (or system-wide sales minus company sales, marked approximate)
Inputs
F-{TIC}-royalty, F-{TIC}-fr_sales or F-{TIC}-sys_sales; F-{TIC}-rate; D-IMPL-*, D-GAP-*
Result
Planet Fitness 6.69% vs 7%; Jack in the Box 4.93% vs 5.0%; Xponential 7.45% vs about 7%; European Wax Center 5.53% vs 6.0% of a narrower base.
Limitations
Franchisee sales are unaudited company metrics; incentives, legacy rates and base definitions differ.

5. Concentration of royalty revenue

Formula
sum of five largest royalty lines / sum of all 26 x 100
Inputs
F-*-royalty; D-ROY-TOTAL, D-TOP5, D-TOP1
Result
Top five 78.4% of $22,411.9 million; McDonald's alone 26.9%.
Limitations
Sample of listed companies only; mixes royalty-line bases and fiscal year ends.

Limits of public-company data

Summary: Public filings are audited and dated, but they cover a few large franchisors with uneven definitions.

  • The sample is 26 US-listed companies. FTC staff estimated approximately 4,000 sellers of franchises covered by the Franchise Rule in a May 5, 2026 notice (91 FR, FR Doc. 2026-08686); private franchisors file no 10-K.
  • Royalty lines differ: some companies combine royalties with initial fees, rent or licensing income (basis column in the company table).
  • Unit counts are fiscal year-end counts and use each company’s own unit (restaurants, hotels, clubs, offices). Per-unit figures use year-end units, not averages.
  • Franchisee sales are company-reported, unaudited key metrics. Fiscal years differ: most end in December 2025, but H&R Block, Regis, Nathan’s Famous and Rave end in 2026.
  • Company-level revenue says nothing about any franchisee’s results. For unit-level financial performance representations, read Item 19 of a brand’s Franchise Disclosure Document; our buying a franchise guide explains where to find it, and franchise costs and funding covers what opening a unit costs.

In short

  • Across 26 US-listed franchisors, the royalty line was a median 23.5% of total revenue in the latest fiscal year; it was under half at 24 companies.
  • Royalties exceeded initial and other franchise fees at all 16 companies that report both; the median fee share was 8.2%.
  • Rent, advertising funds, supply sales and company-operated units supplied most revenue: McDonald’s rent ($10,442.0 million) exceeded its royalties ($6,018.0 million) in fiscal 2025.
  • Royalty revenue per franchised unit ranged from $13.1 thousand to $435.0 thousand; restaurant median $68.5 thousand, hotel median $202.9 thousand.
  • The median franchised share of units was 93.5%; over four fiscal years it rose at 10 companies and fell at 8; several of the largest drops followed acquisitions.
  • Royalties divided by franchisee sales track stated rates where both are disclosed, for example 6.69% vs 7% at Planet Fitness.
  • Five companies held 78.4% of the sample’s $22,411.9 million in royalty-line revenue.

What's new

As of October 5, 2026
  • 2026-02-10 to 2026-05-19: the 20 10-Ks in this sample for fiscal years ending in December 2025 or early January 2026 were filed between these dates (Marriott first, Driven Brands last). Jack in the Box and Valvoline (September year ends) filed on 2025-11-19 and 2025-11-21; 10-Ks for fiscal years ending in 2026 followed for Nathan’s Famous (2026-06-09), H&R Block (2026-08-14), Regis (2026-09-01) and Rave Restaurant Group (2026-09-24).
  • 2026-01-20 and 2026-01-26: Anywhere Real Estate and Denny’s filed Form 15-12G; neither filed a 10-K for fiscal 2025, so both are outside the sample. A Form 25-NSE was filed for FAT Brands on 2026-05-14 and it also has no fiscal 2025 10-K.
  • 2026-09-04: RE/MAX Holdings filed Form 15-12G after its fiscal 2025 10-K; 2026-09-24: Nathan’s Famous filed a merger proxy statement (Form DEFM14A). Both remain in the sample on their latest 10-Ks.
  • 2026-05-05: the SEC proposed letting public companies file semiannual reports on a new Form 10-S instead of quarterly 10-Qs. It is a proposal and does not change annual 10-K revenue disclosure.
  • 2026: we found no new FASB standard on franchisor revenue recognition. ASU 2024-03 (expense disaggregation, issued 2024-11-04) takes effect for annual periods beginning after December 15, 2026, per ASU 2025-01; it concerns expenses, not revenue lines.

Questions people ask

How do franchisors make money?

From royalties on franchisee sales, initial and other franchise fees, advertising fund contributions, rent on property they lease to franchisees, supply and product sales to franchisees, and sales at the units they still run. In the latest 10-Ks of 26 US-listed franchisors, the royalty line was a median 23.5% of total revenue.

What percentage of franchise revenue is royalties?

Of the money franchisees pay in royalties, fees and rent (leaving out advertising funds), royalties were more than half at 14 of the 16 companies that report the lines separately, for example 97.8% at Wingstop and 72.2% at Dine Brands. At McDonald’s, where rent is larger, royalties were 36.4% (latest fiscal year, company 10-Ks). As a share of total revenue, the median royalty line was 23.5%.

Do franchisors make money from initial franchise fees?

Some, but little. Among 16 companies reporting separate lines, initial and other franchise fees were a median 8.2% of royalties plus fees. McDonald’s recorded $88.0 million of initial fees in fiscal 2025, and public franchisors spread initial fees over the franchise term.

What is the difference between franchisor and franchisee revenue?

Franchisee revenue is the sales at franchised units; franchisor revenue is what the franchisor books, mainly a percentage of those sales. McDonald’s franchised restaurants reported $129,675.0 million of sales in fiscal 2025, while McDonald’s total revenue was $26,885.0 million (company 10-K).

Why do franchisors refranchise stores?

To collect a royalty on the unit’s sales instead of running it, which moves capital spending and operating costs to the franchisee. The Joint Corp. states a plan to refranchise or sell its full portfolio of company-owned or managed clinics; Papa John’s refranchised 85 North American restaurants in fiscal 2025 (company 10-Ks).

Frequently asked questions

What percentage of a franchisor's revenue comes from royalties?

Across 26 US-listed franchisors in their latest fiscal years, the median royalty line was 23.5% of total revenue (company 10-Ks). It ranged from 2.4% at Nathan’s Famous, which mostly sells branded products, to 88.7% at Winmark.

How much royalty revenue does McDonald's collect per restaurant?

McDonald’s reported $6,018.0 million of royalties in fiscal 2025 and 43,317 franchised restaurants at year end, or $138.9 thousand per franchised restaurant worldwide. It also collected $10,442.0 million in rent from franchisees (McDonald’s FY2025 10-K).

Do franchisors make more from royalties or from initial franchise fees?

From royalties. All 16 of the 16 companies that report both lines collected more in royalties than in initial and other franchise fees in the latest fiscal year; the median fee share of the two was 8.2%.

What is a typical franchise royalty rate at public franchisors?

Stated standard rates in the 10-Ks include 4% (Applebee’s), 4.5% (IHOP), 5.0% (Jack in the Box), 5.5% (Domino’s U.S. and Nathan’s Famous), 6.0% of sales net of retail (European Wax Center) and 7% (Planet Fitness, The Joint Corp.), all for the latest fiscal year. Rates paid by franchisees across many brands, taken from Franchise Disclosure Documents, are covered in our separate franchise royalty rates report.

How franchised are the big public franchisors?

The median franchised share of units was 93.5% across 24 US-listed franchisors in the latest fiscal year. McDonald’s was 95.5% franchised at the end of 2025; Valvoline was 53.4% and H&R Block 21.1%.

Why do hotel companies report such large revenue?

They include cost reimbursements. Marriott’s $19,204.0 million of cost reimbursement revenue was 73.3% of its fiscal 2025 total; Hilton’s was 58.9%. Marriott describes them as reimbursements of costs it incurred on hotel owners’ behalf (Marriott FY2025 10-K).

What share of franchisee sales do franchisors collect as royalties?

Where franchisee sales are disclosed, the latest fiscal year shows 3.97% at Dine Brands, 4.64% at McDonald’s (before rent), 4.93% at Jack in the Box, 6.69% at Planet Fitness and 7.45% at Xponential Fitness (royalty revenue divided by company-reported franchisee sales).

Which franchisors collect the most royalty revenue?

In the latest fiscal year, McDonald’s royalties were $6,018.0 million, Yum! Brands’ franchise and property revenues $3,473.0 million, Marriott’s franchise fees $3,325.0 million, Hilton’s franchise and licensing fees $2,780.0 million and Restaurant Brands International’s royalties $1,977.0 million. Together they were 78.4% of the 26-company total.

Is refranchising increasing?

Not uniformly. Between the 10-K four fiscal years earlier and the latest 10-K, franchised share rose at 10 of 22 companies and fell at 8. Restaurant Brands International fell from 99.5% to 92.8% after acquisitions including Carrols; Marriott rose from 73.6% to 78.0%.

Does a franchisor's revenue tell me what a franchisee earns?

No. The figures here are company-level revenues reported by franchisors. They are not franchisee earnings and say nothing about any one unit. Unit-level financial performance, where a franchisor chooses to disclose it, is in Item 19 of the Franchise Disclosure Document.

Royalties are the core fee at US-listed franchisors, but they are not most of the revenue. Franchise Consultants and Brokers read the latest 10-K filings of 26 US-listed franchisors on SEC EDGAR. The median company booked 23.5% of total revenue on its royalty line, and 24 of the 26 booked less than half. Initial franchise fees were small: at 16 companies that report both lines, fees were a median 8.2% of royalties plus fees. The rest of the revenue came from rent, advertising funds, supply sales and company-run units. McDonald's collected $10,442.0 million in rent in fiscal 2025, more than its $6,018.0 million in royalties. Royalty revenue per franchised unit ranged from $13.1 thousand at RE/MAX to $435.0 thousand at Marriott. The median franchised share of units was 93.5%, and five companies held 78.4% of the sample's royalty revenue. All figures are company totals as filed; none describe franchisee earnings.

Methodology

Sample. We started from 30 US-listed companies with franchise-heavy models in restaurants, hotels, fitness, personal services, automotive services, tax preparation, real estate brokerage and resale retail. We kept the 26 that filed a Form 10-K for a fiscal year ending on or after 2025-09-01. Denny’s, FAT Brands and Anywhere Real Estate had no such 10-K; Hyatt was dropped because management and franchise fees are mixed and its portfolio spans managed, franchised and venture properties. Private franchisors, foreign filers (20-F) and companies whose franchise business is minor were not considered.

Data. For each company we downloaded the latest 10-K and the 10-K four fiscal years earlier from SEC EDGAR on 2026-10-05, with a declared User-Agent and about three requests per second, under the SEC’s 10 requests per second limit. Revenue lines come from inline XBRL facts with their dimensional members (for example a royalty member on the product or service axis) where tagged, and otherwise from the 10-K’s own revenue and unit tables or MD&A sentences. Each value in factsheet.csv names the accession number and the exact XBRL concept, table row or sentence it came from. The scripts in scripts/ re-extract every value from the filings.

Definitions. Royalty line: the narrowest continuing-fee line the company reports; where royalties are combined with fees, rent or licensing income, the basis column says so. Advertising funds and reimbursements: advertising fund contributions, marketing and reservation fees and hotel cost reimbursements, which are collected to be spent on the system. Franchised share: franchised units over franchised plus company-operated units; for Marriott and Hilton, franchised and licensed properties over all properties; Choice’s franchised count is open hotels less owned hotels and managed hotels it does not own. Royalty per franchised unit uses year-end units. Implied rate: royalty line over company-reported franchisee sales; for Wendy’s, Wingstop and Restaurant Brands International, system-wide sales minus company-operated sales (approximate).

Conflicts and comparability. We used each company’s own labels and did not reclassify within a line. Base-year counts for Jack in the Box (pre-Del Taco), Restaurant Brands International (pre-Carrols) and Regis (pre-Alline) are reported but flagged. Choice, Wyndham, Driven Brands and RE/MAX are left out of the four-year comparison: Wyndham recast its counts, Driven Brands’ base year includes car wash units now in discontinued operations, and neither Choice nor RE/MAX gives a comparable owned split.

Tiering. 10-K filings, SEC releases, FASB standards and the Federal Register are treated as Tier 1 primary sources (audited regulatory filings and official publications). Franchisee sales and stated rates are company statements inside those filings and are labelled as such.

Limitations. 26 large listed franchisors are not the franchise industry. Fiscal years differ. Per-unit figures depend on what each company counts as a unit. Nothing here measures franchisee profitability. Last updated 2026-10-05.
